Civil Engineering can feel unfamiliar, but it doesn’t have to. We explain each service in clear, straightforward language so you’ll know what you’re getting and how it supports your project. We understand people don’t deal with engineering every day, so below we’ve laid out our services in a way that’s easy to follow and free of jargon, helping give you the confidence to make informed decisions about your project.

Erosion, Sediment, & Pollution Control (ESPC) Plans

Preparation of erosion, sediment, and pollution control plans compliant with local conservation district and state environmental requirements, delivered as construction-ready plans showing limits of disturbance, temporary and permanent stabilization measures, sediment basin or trap designs (if required), construction sequencing, standard details, notes, and National Pollutant Discharge Elimination System (NPDES) support documentation when applicable.

Project Deliverables: PDF and Printed Plan ready to be turned in for a Notice of Intent (NOI) and review from the Local Issuing Authority.

Pool Site Plans

Preparation of site plans for residential pool installations, delivered as permit-ready drawings showing grading and drainage modifications, impervious surface calculations, setback compliance, utility clearances, and required construction details for approval. This plan may require septic locating, level 3 soil test, and septic design, but that is only required if the house is serviced by an onsite wastewater management system (septic).

Project Deliverables: PDF and Printed Plan, level 3 soil report (when required) ready to be turned in for review.

Septic System Design Plan

Design of onsite wastewater management systems in accordance with state and local environmental health department regulations, delivered as engineered plans including soil and percolation test coordination (unless provided), system sizing and hydraulic calculations, primary and reserve drainfield design, construction details, and completed permit application materials. This plan will be designed on top of the zoning site plan, so we are confident that no proposed improvements or grading will interfere with the feasibility of the septic design.

Project Deliverables: PDF and Printed Plan ready to be turned into Environmental Health.

Zoning Concept Plans

Development of preliminary zoning concept plans to evaluate development feasibility, delivered as conceptual layouts illustrating zoning compliance, setbacks, coverage limitations, site access and circulation, and environmental or topographic constraints for pre-application meetings and early project decision-making. Depending on the level of accuracy needed for conceptual planning, the client may or may not request his or her site to be tied down to a known coordinate system. If not, the concept plan will merely be designed off GIS data.

Project Deliverables: PDF and Printed Concept Plan ready to be turned in for review. Some municipalities will require a written legal description of the property, so upon request we will provide a legal description of the property.

Zoning Site Plans

Preparation of zoning site plans for residential and small-scale development projects, delivered as permit-ready drawings showing property boundaries, topography (lidar or field run topography -as requested), existing and proposed improvements, zoning setbacks, grading/drainage, impervious coverage calculations, parking layouts (if applicable), ADA considerations (where required), and supporting documentation for zoning approval. A Zoning Site Plan will require minimal to extensive land surveying services depending on the site, but K&M will happily provide this service in-house. This plan will be the basis for ESPC, Pool and Septic plans.
